Greetings brothers! A new year with lots of trailing zeros has arrived, and we continue to struggle against ourselves regarding the potential layout of our proposed addition to the Epsilon Iota Chapter House at 2140 Burdett Avenue. Construction is scheduled to begin in only about 15 and a half months, in May 2001.

The phase or our project, during which the final plans being developed by our Architect, is scheduled to continue until April 2000. I forwarded to our Project Architect the notes from 3 to 3 Meeting on October 23, 1999, which I was unable to attend, as interpreted by Brother Manthey (Thank you, David). A new set of plans, dated 1/21/00, is included in this report for your review. During this meeting, we should compare thenotes made by Brother Manthey to the revised plans, and generate any comments we may have.

The main differences include the layout of the new rear downstairs bedroom. Elimination of the fire separation at the first floor entrance. Creation of a full length hallway on the second floor, with a rear fire escape, and stairs to ground level. A two-foot cantilever at the rear of the second floor over the first floor to allow the new upstairs bedrooms to remain the same size despite the hall. And the layout of the kitchen.

Between now and April, I intend to obtain the site plan and survey from the Architect and Surveyor, respectively. The Annual Meeting should also be the moment of truth when we get and estimate of the cost of our little project. This is crucial, as we intend to go to bid this fall. The next step will be to line up financing and to finalize our Contract Documents for receipt of bids. Of course, our final plans will depend on our finances. We will either have enough funds to continue as planned, or have to reduce the scale of the project to meet our funding level, or have to postpone the actual construction until we raise sufficient funds to enable us to proceed.
